It’s a leafy corner of South London that’s full of expensive, but understated, detached family homes.

A wealthy section of Sutton – in particular the area covered by the SM2 postcode that includes an exclusive private road called The Drive – has largely remained untouched by developers.

But the existing houses are on substantial plots of land, which are within an hour’s commute of central London – something that means the area is now beginning to attract more attention among buyers and builders.

The area is being transformed as period properties are knocked down to make way for designer homes.

The latest example of such a home is called Downscroft, which has gone on the market with an asking price of £3million.

The white and glass designer home has been inspired by a Modernist style of architecture, with white rendering on the outside combined with large tinted windows and a glazed atrium in the roof.

This type of architecture is more commonly found on places such as the coastal resort of Sandbanks, which is frequently cited as one of the most expensive places in the world to buy a home. 

The Sutton house covers an impressive 7,500 sq ft across three floors, and includes cutting-edge technology, including solar panel tubes, Luton lighting, underfloor heating throughout and a home automation system.

The pristine property undoubtedly has an air of showbiz about it, with nearby celebrity residents including tap dancer and presenter Lionel Blair.

The modern property has divided local opinion, with not everyone supportive of its design.

Local resident Dickie Browning said: ‘It’s a bit sleepy round there – conservative with both types of C – the last thing you’d expect nestled between big old period homes is something that looks like it’s landed from outer space.

‘But I sense there are plenty of elderly people stuck in the big houses that they cannot afford to maintain in this part of Surrey. 

‘If the new money is moving in with its wrecking balls and wants this kind of thing then we can expect to see more.’

Buying agent Henry Pryor explained how things are changing the wealthy parts of Sutton, saying: ‘Don’t say it loudly but more and more people are secretly falling for its charms.

‘One reason is some of the new homes that have recently been built show a degree of self-confidence that other areas of London are still embarrassed by.’

He went on to say: ‘It’s not always to everyone’s taste. But more and more people are contacting me wanting to buy something in Sutton.

‘If you want to live somewhere that doesn’t want to be just another suburb of London then go take a look. More importantly, if you want to build something a bit different, something that might get the neighbours talking then there are worse places to go.

‘It’s honest and I suspect that it’s also better value than many other parts of town. Something that we may find is the clinching argument when you think just how expensive London can be.’

PROPERTY HOTSPOTS: SUTTON VERSES SANDBANKS 

We took a look at the property markets of Sutton and Sandbanks with the help of Gavin Brazg, founder of PropCast.

Propcast is an online tool that takes the temperature of property markets – something that is aimed at helping people sell their property at the right price.

By visiting the PropCast website, users can type in their postcode and get a temperature reading* to find out if they are in a buyer’s or seller’s property market.

We did this for the areas of Sutton and Sandbanks with Mr Brazg explaining how the markets differ. 

Sandbanks 

Mr Brazg said: ‘The market remains flat and relatively cool but it’s a long way from doom and gloom. There are clearly buyers out there, they’re just not falling over themsleves to pay the prices many sellers are asking. And forced sellers will find buyers have the upper hand. 

‘That said, if priced to represent good value, the best properties should still generate strong interest from multiple interested parties.

‘Interestingly the £2million plus market in Sandbanks is in far better shape than that of central London. If I had £2million to spend I’d much rather put it into a property in Sandbanks than central London right now.’

Sutton

Mr Brazg said: ‘Buyers are clearly seeing value in the Sutton market at present. There is strong buying activity at all price points except the very top (£2million plus) and I’d be surprised not to see modest prices rise before the end of the year. 

‘Sellers currently have the upper hand and buyers will have to compete to secure the best value properties.’ 

*PropCast determines its heat ratings by counting the number of properties on the market in a postcode and calculating the percentage of these that are under offer or sold subject to contract. Up to 20 per cent is very cold, while 20 to 30 per cent is cold, and 35 to 50 per cent is hot. Anything above 50 per cent is considered very hot.

What else can you buy in Sutton and Sandbanks for £1m plus? 

The £450,000 average value of a home in the London borough of Sutton is well above the £307,000 national average, according to property website Zoopla.

However, it is in the wealthy SM2 postcose where typical values are even higher at £522,000.

Average values in Sandbanks are significantly higher at £1,225,000.

The sale of the property – which is in a road called The Causeway – is being handled by estate agents Fine & Country, which explained: ‘The property is in what is arguably the most desirable road within the affluent SM2 postcode.

This property is just moments away from the Sandbanks peninsula and contains many original features dating back to 1904, when the house was built.

Tom Doyle, of Lloyds Property Group – the estate agent handling the sale – said: ‘Properties like this one are such a rarity in the Poole area, most have been torn down to make way for two or three new builds.

‘This property retains many of the original features from 1904, in addition to an eight plus car garage situated in the grounds. A tasteful modern refurbishment will bring the property back to its former grandeur and cement its position for another century.’
